Roof Replacement North Shore

The signs we look for on the North Shore roofs are rust through the paint at laps and eaves, leaks that move or come back after repair, popped or rusted fixings, decramastic shedding chip, tiles that keep cracking or slipping, and brittle or sagging underlay.

Not every tired roof in the North Shore needs replacing. Plenty that look worn from the street still have good years left after a few targeted repairs, while others look fine but are failing underneath where you cannot see. Our free roof inspection tells those two apart, with photos from the roof and the roof space, and a written recommendation to repair, plan ahead or replace.

North Shore roofs reaching the end together: when to replace

A large share of North Shore houses went up in the decades after the Harbour Bridge opened in 1959, so many roofs are reaching the replacement question at once. In Glenfield and the East Coast Bays the typical case is a 1960s or 1970s home with concrete tiles or decramastic, or early iron that has been painted several times. Repeated painting can keep a tired roof looking presentable while fixings and underlay keep failing underneath.

Near the water there is a common trap. Flashings and fixings close to the Gulf in Milford, Takapuna and Browns Bay can corrode well before the sheets around them, which can make a roof seem finished when it is not. If the sheets are still sound, replacing the corroded flashings and fixings may give useful years. If rust has broken through across the roof as well, replacement is the more economical path.

Albany's 1990s and 2000s houses are usually earlier in life, and leaks there tend to come from parapets and internal gutters rather than worn-out roofing. In Devonport and on Northcote Point, older villas often replace like for like in corrugate to suit the street. Wherever you are on the Shore, we check how exposed the site is before recommending a replacement steel, because within about 500 metres of the coast the specification changes. Exposed ridgelines in the East Coast Bays also take more wind, so loose or lifted fixings there are checked across the whole roof before we decide between repair and replacement.

Local tip: If only your flashings have rusted on a North Shore coastal home, ask whether replacing them alone would extend the life of the roof.

Roof Replacement in the North Shore: Local Conditions

On the North Shore, the 1960s and 1970s concrete tile and decramastic roofs of the post-bridge suburbs are now reaching the age where replacement comes up. Close to the bays, salt shortens the life of steel, so we check whether rust is local enough to repair or spread across the whole roof.

Roofs in the North Shore

Devonport and Northcote Point villas mostly started with corrugated iron, and many are now on longrun corrugate. The post-bridge suburbs of Glenfield, Browns Bay and the East Coast Bays have a high share of 1960s and 1970s homes with concrete tile or decramastic roofs, which are the most common tile to metal conversions we see. Albany's 1990s and 2000s houses often combine metal tile or longrun roofs with monolithic cladding, parapets and internal gutters, where the junction details matter more than the roof sheets.

Roof Replacement North Shore FAQs

Our 1970s East Coast Bays roof has been painted three times. Is it time to replace it?

Possibly. Repainting can hide failing fixings, underlay and laps. If an inspection finds rust through the paint across many sheets, brittle underlay or recurring leaks, replacement is usually the better long-term spend.

What would my the North Shore roof be replaced with?

Most replacements go into COLORSTEEL longrun, chosen to suit your site's environment category. Decramastic and old fibre cement roofs are checked for asbestos before any work, and a heavy tile roof moving to steel needs the structure set up for the lighter roof.

How long should a roof last?

Building Code clause B2 Durability requires roof cladding to last at least 15 years with normal maintenance. Good roofs last much longer, depending on the material, the installation, the maintenance and how close the house is to the sea.
