South Auckland's housing grew with the Southern Motorway. Papatoetoe and Manurewa filled with family homes and state houses through the 1950s, 1960s and 1970s, and many of those houses are still on their first or second roof. Further south, Takanini and Papakura are dominated by new subdivisions, and around Pukekohe the town gives way to market gardens, farms and lifestyle blocks with sheds and barns as well as houses.

That spread means very different jobs. On older homes the common work is a full re-roof in COLORSTEEL, often replacing concrete tiles or worn iron, with new underlay and flashings and the framing checked as we go. On newer homes it is usually repairs to flashings and penetrations, or warranty questions on a roof that is only a few years old. After big weather we also carry out storm damage repairs and provide the photos and written report your insurer will ask for, and on rural properties we re-roof outbuildings at the same time as the house when it saves on access.

Roofing Services in South Auckland

Every other roofing service we offer in South Auckland, and what each one covers:

  • Roof Replacement South Auckland: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Roof Washing South Auckland: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Commercial Roofing South Auckland: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Roof Leak Repairs: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.

Common Roof Types in South Auckland

Post-war state houses and family homes in Manurewa, Papatoetoe and Māngere were built with a mix of corrugated iron and tile roofs, and 1960s and 1970s houses often carry concrete tiles or decramastic. New homes in Takanini, Papakura and the surrounding developments are mostly longrun steel or concrete tile, with a growing number of low-pitch longrun roofs on townhouses. Rural properties around Pukekohe have longrun on houses and sheds, sometimes alongside older corrugated outbuildings that may contain fibre cement sheeting.

What South Auckland Conditions Mean for Your Roof

Much of South Auckland is flat and open, so roofs are exposed to wind across the Manukau Harbour and the farmland to the south, and fixings and ridge flashings take the brunt of it. Homes on the Pahurehure Inlet at Papakura and on the Manukau Harbour edge can sit in a sea spray or estuary exposure zone. Takanini's soft peat ground has a record of settlement, which can stress wall junctions and flashings on affected homes. Older outbuildings and pre-2000 homes may have fibre cement roofing, which needs testing before any work.

Roofers South Auckland FAQs

Can you help with an insurance claim after storm damage?

Yes. We make the roof safe first, then document the damage with photos and a written report that sets out the cause and the repair scope. Your insurer decides the claim, but a clear report from the roofer makes it easier to assess.

Our new build in Takanini is leaking. Is that covered?

Start with your builder, because new homes come with implied warranties under the Building Act and often a builder's guarantee. If you need an independent view, we can inspect the roof and give you a written report with photos of what we found.

Do old farm sheds contain asbestos?

They can. Fibre cement roofing and cladding on buildings from before 2000 may contain asbestos and should be tested before anyone cuts, drills or removes it. Removal of more than 10 square metres of non-friable asbestos needs a licensed removalist, and we arrange that as part of the job.

How long does a re-roof take on a typical South Auckland house?

It depends on the roof size, pitch, existing material and the weather. A straightforward re-roof on a single-storey home is often a matter of days rather than weeks, and we give you a planned start and finish in the written quote.
