Replacing a roof is one of the biggest maintenance bills a homeowner faces, so it is worth being sure before you commit. Plenty of roofs that look tired from the street still have years left after a few targeted repairs. Others look fine but are failing underneath, where you cannot see. The job of a good inspection is to tell those two apart.

This page is about making that decision: how long roofs last in Auckland, the signs that a roof is near the end, and how to weigh repair costs against a replacement. If you already know it is time, our re-roofing page explains what a full re-roof involves, step by step.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Already decided to replace? How the work itself is done, from underlay to sign-off, is covered under re-roofing.

Roof Replacement by Cheeky's Roofers roofers in Auckland

How long should a roof last?

The New Zealand Building Code sets a floor, not an expectation. Under clause B2 Durability, roof cladding must last at least 15 years with normal maintenance. Most well-installed roofs go well beyond that, but how far depends on the material, the installation, the maintenance and, in Auckland especially, how close the house is to the sea.

Steel roofs near the coast age faster because salt sits on surfaces that rain does not wash, such as under laps and behind flashings. That is why COLORSTEEL rates its products against environment categories from mild to extremely severe, and why two identical roofs a few kilometres apart can wear out at very different rates. Concrete tiles can outlast their own fixings, ridge bedding and underlay, so a tile roof can leak while the tiles themselves look sound.

Signs your roof is near the end

One of these on its own usually means a repair. Several together, or one that keeps coming back, usually means the roof is close to the end of its life and repairs are buying less time each round.

  • Rust that has broken through the paint, especially at laps, eaves and around flues
  • Leaks in different places each winter, or a leak that returns after repair
  • Fixings that have rusted, popped or lost their washers across large areas
  • Decramastic tiles shedding their stone chip and showing bare metal
  • Concrete tiles that crack or slip regularly, and ridges that need rebedding again
  • Brittle, torn or sagging underlay visible from the roof space
  • Soft or stained timber at the eaves, or a roofline that has started to dip

Repair or replace: how to decide

The question is not whether a repair is cheaper today. It almost always is. The better question is how much you will spend on repairs over the next five to ten years, and whether that money would be better put towards a new roof that ends the cycle.

We look at three things. First, whether the problem is local, such as a failed flashing or one storm-damaged section, or general, such as corrosion across every sheet. Local problems suit roof repairs. Second, what is underneath: if the underlay and timber are sound, repairs hold; if they are failing, new sheets on top will not save it. Third, your plans for the house. If you are selling soon, a sound repair and a roof report may be the right call. If you are staying, a replacement usually costs less over time.

Repairs to a roof that has already failed the Building Code durability requirements are also not covered by the usual consent exemption for like-for-like work, which can make patching a worn-out roof more involved than it sounds.

Replacement options

Most replacements in Auckland go into COLORSTEEL longrun, chosen to suit your site's environment category. If your house currently has heavy concrete tiles, moving to steel takes weight off the frame; our tile to metal re-roofing page covers what changes. Decramastic and old fibre cement roofs need a check for asbestos before any work, and we arrange testing and licensed removal where needed.

Partial replacement can make sense when one roof plane has failed and the rest is sound, for example the windward face on an exposed site. We will tell you if that is a realistic option, and if it is not, why.

Cost, timing and planning ahead

A roof replacement is rarely a same-week decision, and it does not need to be. If your roof has a year or two left, use that time to get quotes, choose a colour and budget. Booking in late spring or summer gives the best weather window, though we re-roof all year round.

Price depends on area, pitch, complexity, access, what comes off and the steel grade your environment needs. Our re-roofing cost guide sets out the factors in detail, and the free measure gives you a firm written figure. If an insurer or buyer needs paperwork, a roof inspection report records the condition with photos.

Every inspection comes with photos of the problem areas, from the roof and the roof space, so you can see what we saw.

Options side by side

Where repair and replacement are both reasonable, we price both so you can compare the real costs.

Environment checked

We match the steel product to your site's environment category so the new roof is rated for where you live.

Roof Replacement FAQs

How do I know if my roof needs replacing or just repairing?

If the problem is in one place and the underlay and timber are sound, a repair usually works. If corrosion, cracking or leaks are spread across the roof, or keep coming back, replacement is usually better value. An inspection with photos settles it.

What is the minimum life of a roof in New Zealand?

Building Code clause B2 Durability requires roof cladding to last at least 15 years with normal maintenance. Good roofs last much longer, depending on material, installation and environment.

Does a leak mean I need a new roof?

Not necessarily. Many leaks come from flashings, fixings or penetrations and can be repaired. Repeated leaks in different places are a stronger sign the roof is wearing out.

Should I replace my roof before selling?

It depends on the roof's condition and your timeline. A roof report gives buyers confidence, and a sound repair may be enough. A failing roof is likely to come up in a buyer's building inspection.

Can you replace just part of the roof?

Sometimes. If one face has failed and the rest is sound, a partial replacement can work. Matching old and new steel and flashing the join properly matters, and we will say if it is not sensible.

How far ahead should I book a replacement?

Getting quotes a few months ahead gives you time to compare and choose materials. Our written quote states how long the price is held.
