The Hibiscus Coast is roofing by the sea. Orewa grew from 1950s beach subdivisions into a busy town during the building boom of the 1960s and 1970s, the Whangaparāoa Peninsula filled with family homes along its single main road, and Silverdale is now surrounded by the masterplanned Millwater and Milldale developments. A large share of homes here are within sight or sound of the Hauraki Gulf, and that salt air is the single biggest factor in how long a roof lasts.

On coastal homes we start every quote by confirming the site's exposure, then recommend a COLORSTEEL product and fixings to suit, along with the washing routine the warranty expects. Older beach houses in Orewa and Red Beach are often ready for a full re-roof, while roofs that are structurally sound but faded can be a good fit for roof painting with a coastal primer system. Spouting and downpipes take a beating on the coast too, so it often makes sense to replace them at the same time as a re-roof to share the scaffolding.

Roofing Services in the Hibiscus Coast

Every other roofing service we offer in the Hibiscus Coast, and what each one covers:

  • Roof Replacement Hibiscus Coast: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Roof Washing Hibiscus Coast: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Commercial Roofing Hibiscus Coast: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Roof Leak Repairs: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.

Common Roof Types in the Hibiscus Coast

Orewa's 1960s and 1970s beach houses were mostly built with corrugated iron, concrete tile or decramastic roofs, and many are now on their second roof. The peninsula suburbs from Red Beach to Army Bay span the 1970s to today, so you see everything from tile roofs to modern longrun trapezoidal. Millwater, Milldale and newer Whangaparāoa subdivisions are mostly 2010s and later homes with longrun or concrete tile roofs, plus an increasing number of townhouses with low-pitch roofs and internal gutters.

What the Hibiscus Coast Conditions Mean for Your Roof

Much of the Hibiscus Coast sits close to open water, and sites near breaking surf can fall into the most severe exposure categories, which COLORSTEEL asks specifiers to check carefully. Salt settles on unwashed areas such as soffits, spouting undersides and sheltered roof sections, so regular manual washing is a warranty condition in harsher environments. The peninsula is exposed to winds off the Gulf from several directions, which affects fixing patterns and flashings, and estuary-side homes at Silverdale and Stillwater have their own exposure considerations.

Roofers Hibiscus Coast FAQs

How close to the sea is too close for a standard COLORSTEEL roof?

COLORSTEEL MAXAM is designed for most New Zealand environments including many coastal sites, while ALTIMATE is made for extreme marine environments. As a rule of thumb, COLORSTEEL asks for sites within about 100 metres of open surf to be checked with its specification team, so we confirm your site before quoting.

How often should I wash my roof on the coast?

Rain washes most of an exposed roof, but sheltered areas and the undersides of spouting and soffits collect salt. NZ Steel's maintenance guidance sets washing intervals by environment, from every six months in moderate conditions to more often in severe and very severe ones. We tell you the interval that applies to your roof when we hand it over.

Is roof painting a good option for a coastal Orewa home?

It can be, if the steel underneath is still sound. Paint manufacturers recommend extra primer coats on roofs close to the sea, and any rust needs to be treated properly first. If corrosion has gone through the sheets, painting will not fix it and a re-roof is the better spend.

Do you cover all of the peninsula and Silverdale?

Yes. We work right across the Hibiscus Coast, from Hatfields Beach and Orewa through Silverdale and Millwater to the end of the Whangaparāoa Peninsula.
