West Auckland roofs work hard. The Waitākere Ranges catch the prevailing westerlies and the rain that comes with them, and homes tucked into the bush at Titirangi or the foothills of Glen Eden spend much of the year in shade and damp. Down on the flat, Henderson, Te Atatū and Glen Eden are full of 1950s and 1960s weatherboard houses, many still on their original tile or iron roofs, while New Lynn and Te Atatū have a newer layer of townhouses and apartments.

Because of the bush and the rainfall, moss, lichen and blocked spouting are a bigger part of roof care in the west than in most of Auckland. A moss treatment and clean can extend the life of a sound roof, and where a roof is past repair we quote a full re-roof with the framing, underlay and flashings checked properly. On rural blocks toward Kumeū, the roof is also the water supply, so we talk through what the new roof means for your rainwater tank before work starts. Not sure which way to go? A roof inspection with photos is the place to start.

Roofing Services in West Auckland

Every other roofing service we offer in West Auckland, and what each one covers:

  • Roof Replacement West Auckland: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Roof Leak Repairs West Auckland: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Tile Roof Repairs West Auckland: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Washing West Auckland: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Commercial Roofing West Auckland: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.

Common Roof Types in West Auckland

The post-war suburbs of Henderson, Glen Eden and Te Atatū were mostly built with corrugated iron or concrete tile roofs, and the 1960s and 1970s added plenty of decramastic tiles, all of which are now common re-roof jobs. Bush homes in Titirangi range from mid-century houses with low-pitch longrun to architect-designed homes with skillion and membrane roofs. Newer townhouses in New Lynn and Te Atatū usually have longrun or membrane roofs with internal gutters, and rural sheds, barns and homes around Kumeū are almost all longrun steel.

What West Auckland Conditions Mean for Your Roof

High rainfall in the ranges, overhanging native trees and shaded roof faces make moss, lichen and leaf-blocked spouting the main maintenance issues in the west. Homes beside the Manukau Harbour at Titirangi and on the Te Atatū Peninsula can be in a sea spray or estuary exposure zone, which affects steel grade and fixings. Exposed ridges in the foothills catch strong westerly winds, so fixings and flashings need to be specified for the site's wind zone. On tank-water properties the roof surface and any coatings need to suit drinking water collection.

Roofers West Auckland FAQs

Why does moss grow so fast on West Auckland roofs?

Moss and lichen need shade and moisture, and the west has plenty of both. Bush-clad sections in Titirangi and the foothills keep roof faces damp for long periods, and leaf litter holds water against the surface. Regular treatment and keeping spouting clear slows it down considerably.

Can I waterblast moss off my roof?

Not if the roof might contain asbestos. WorkSafe has warned against high-pressure water blasting on roofs that may contain asbestos, including decramastic tiles on older homes, because it can spread debris across the property. We test where needed and use a low-pressure treatment and wash method instead.

Will a new roof affect my rainwater tank water?

It can during the first few rains, which is why many tank owners divert the first flush away from the tank after a re-roof. We confirm with the manufacturer's guidance that the roofing product suits drinking water collection before we order. If you are painting rather than replacing a roof, ask for a roof paint system suitable for drinking water collection.

Do you re-roof sheds and barns on lifestyle blocks?

Yes. We re-roof rural sheds, barns and garages in longrun steel, often at the same time as the house so the scaffolding and delivery are shared. Each building is itemised separately on the quote.
