Central Auckland has the oldest roofs in the city. The isthmus was almost fully built on by the mid 20th century, so a typical street here mixes colonial and Victorian villas, interwar bungalows and the large state housing estates of the late 1930s to 1950s. Many of these homes are on their second or third roof, and a lot of what we find under the iron is original: sarking boards, old timber purlins, lapped flashings and spouting that has been patched more than once.

That history shapes how we work. Before we quote a re-roofing job in Grey Lynn or Mt Eden we get into the ceiling space, check the framing and look for signs of earlier repairs, so the written quote reflects the house you actually own. For smaller problems, our roof repairs team traces leaks around chimneys, valleys and lean-to junctions, which are the usual weak points on older villas. Every visit starts with a free on-site measure and an itemised quote, and you can book a free measure online at a time that suits you.

Roofing Services in Central Auckland

Every other roofing service we offer in Central Auckland, and what each one covers:

  • Roof Replacement Central Auckland: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Roof Washing Central Auckland: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Commercial Roofing Central Auckland: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Roof Leak Repairs: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.

Common Roof Types in Central Auckland

Most villas and bungalows on the isthmus were built with corrugated iron roofs, and many have since been re-roofed in longrun COLORSTEEL corrugate, which keeps the traditional look. State houses in Mt Roskill, Mt Albert and Onehunga were built with a mix of tile and corrugated roofs, and some have been converted from tile to metal over the years. Later infill and 1960s to 1980s houses often carry concrete tiles or pressed steel decramastic tiles, while apartments and modern townhouses near the centre tend to use low-pitch longrun or membrane roofs with internal gutters that need careful detailing.

What Central Auckland Conditions Mean for Your Roof

The isthmus sits between the Waitematā and Manukau harbours, so properties on the harbour edges in Parnell, Remuera and Onehunga can fall into a higher sea spray zone than streets on the inland ridges, which affects which grade of steel and fixings suit. Established street trees and leafy sections in Remuera, Epsom and Mt Eden drop leaves into spouting and keep shaded roof faces damp, which encourages moss and lichen. Many villa streets fall within the Auckland Unitary Plan's Special Character Areas Overlay, where external alterations can need resource consent, so a change of roof material or profile should be checked with Auckland Council before materials are ordered.

Suburbs We Cover in Central Auckland

Roofers PonsonbyPonsonby's Victorian and Edwardian villas usually need corrugate re-roofs that respect the original look, with careful work around chimneys and bay window roofs.Roofers Grey LynnMany Grey Lynn villas date from the 1880s Surrey Hills subdivision onward, so original sarking and old purlins that need checking during a re-roof are common.Roofers Mt EdenHeritage-protected villa streets such as King Edward Street make roof profile and colour choices in Mt Eden worth confirming before work starts.Roofers EpsomEpsom's large early 20th century homes often have complex hip and valley roofs, and mature trees mean spouting and valley gutters fill quickly.Roofers RemueraTree-lined Remuera streets bring leaf litter and shade, so moss treatment and clear valleys matter as much as the roofing itself.Roofers ParnellParnell's mix of Edwardian town houses, bay villas and older apartment blocks means everything from corrugate re-roofs to membrane and box gutter repairs.Roofers Mt AlbertMt Albert has 1910s family homes alongside post-war state housing, so tile to metal conversions and villa re-roofs are both common here.Roofers OnehungaOnehunga sits on the Manukau Harbour, so homes close to the water should have their steel grade and fixings matched to the local exposure.Roofers EllerslieEllerslie's older residential streets have many villas and bungalows due a second re-roof, often with original spouting that is past its best.Roofers Mt RoskillMt Roskill's large stock of state houses from 1939 onward often has tile or early iron roofs where a full re-roof in COLORSTEEL is the long-term fix.

Roofers Central Auckland FAQs

Can I re-roof a villa in a Special Character Area?

Usually yes, but the Special Character Areas Overlay can require resource consent for external alterations, and that can include changing the roof material or profile. Replacing corrugated iron with a similar corrugate profile is the simplest path. We check the planning position for your address before we quote and talk you through it if a consent is needed.

My villa has old sarking boards under the iron. Do they need to come out?

Not always. Sarking is often sound and can stay, with new underlay laid over it before the new roof goes on. Where boards are rotten or the roof has leaked for years, we replace the affected sections. You will see photos of what we found before any extra work is agreed.

Is a tile to metal re-roof worth it on a Mt Roskill or Mt Albert state house?

For many owners it is. Steel is much lighter than concrete tiles, which takes weight off the frame, and it removes the ongoing cycle of cracked tiles and rebedded ridges. We measure the roof, check the framing and give you a written quote so you can compare it with repairing the existing tiles.

How do you protect the inside of an older home during a re-roof?

We strip and re-roof in sections so the house is never left open overnight, and we watch the forecast closely before removing any roofing. On older homes we also check the ceiling space first, because brittle ceilings and old wiring need care when work happens above them.
