Most North Shore houses were built in one big wave. Apart from early villa pockets at Devonport and Northcote Point, the suburbs filled up after the Harbour Bridge opened in 1959, and growth carried on through the 1990s and 2000s developments around Albany. That means a large number of 1960s and 1970s roofs reaching the end of their life at around the same time, often with concrete tiles, decramastic tiles or early iron that has been painted several times.

The other North Shore factor is the sea. A house in Milford, Takapuna or Browns Bay can be a short walk from the Hauraki Gulf, and salt carried on onshore winds is hard on steel, fixings and flashings. When we quote a re-roof here we confirm the site's exposure and recommend a COLORSTEEL product suited to it, along with the washing routine the warranty expects. For smaller jobs, our roof leak repairs often start at flashings and fixings that have corroded faster than the sheets around them, and we pair re-roofs with new spouting where the old system has rusted through.

Roofing Services in the North Shore

Every other roofing service we offer in the North Shore, and what each one covers:

  • Roof Replacement North Shore: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Roof Leak Repairs North Shore: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • New Roofs North Shore: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Skylights North Shore: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Roof Washing North Shore: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Commercial Roofing North Shore: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.

Common Roof Types in the North Shore

Devonport and Northcote Point villas mostly started with corrugated iron, and many are now on longrun corrugate. The post-bridge suburbs of Glenfield, Browns Bay and the East Coast Bays have a high share of 1960s and 1970s homes with concrete tile or decramastic roofs, which are the most common tile to metal conversions we see. Albany's 1990s and 2000s houses often combine metal tile or longrun roofs with monolithic cladding, parapets and internal gutters, where the junction details matter more than the roof sheets.

What the North Shore Conditions Mean for Your Roof

Homes within about 500 metres of the coast, which takes in large parts of the bays from Devonport to Browns Bay, fall in the highest sea spray zone in NZS 3604 as mapped by BRANZ, so steel grade, fasteners and flashings need to match the site. Unwashed areas such as the undersides of spouting, soffits and sheltered roof sections near the coast need regular manual washing to keep a COLORSTEEL warranty valid. Inland, the clay-heavy ground of Glenfield and Albany does not affect the roof directly, but exposed ridgelines on the East Coast Bays catch strong winds, which raises the fixing requirements for the roof.

Roofers North Shore FAQs

Which COLORSTEEL product suits a house close to the beach on the North Shore?

COLORSTEEL now sells MAXAM for most New Zealand environments, including many coastal sites, and ALTIMATE for extreme marine and highly corrosive sites. The right choice depends on how close you are to open surf and how sheltered the roof is. We check this for your address and confirm it in writing with the quote.

Why have my flashings rusted before the roof?

Flashings and fixings sit where salt and moisture collect and rain does not wash them clean, so they often corrode first on coastal homes. Replacing failed flashings and fixings in matching steel can add years to a roof that is otherwise sound.

We have a 1970s concrete tile roof in Glenfield. Should we repair or replace it?

If the tiles are sound and only a few are cracked, repairs and rebedding the ridges can be good value. If the underlay is brittle, there are leaks in several places or you are spending money every winter, a tile to metal re-roof usually makes more sense. A roof inspection with photos will show you which category your roof is in.

Do you need scaffolding on North Shore clifftop or sloping sites?

Most re-roofs need edge protection or scaffolding, and sloping or clifftop sections can need more of it. Access is one of the main cost factors, so we assess it on site during the free measure and show it as a separate line on the quote.
