A re-roof is more than new sheets on top of the house. Done properly, it means stripping the old roofing back to the frame, checking and replacing what sits underneath, and building a new weathertight roof with fresh underlay, flashings and fixings. This page walks through exactly what is involved, so you know what you are paying for and what a good job looks like.

If you are still deciding whether your roof needs replacing at all, start with our guide to roof replacement, which covers roof life, warning signs and the repair or replace decision. If you already know it is time, the next step is a free on-site measure and an itemised written quote. You can also get a rough figure first from our re-roofing cost guide.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Still deciding whether the roof can be repaired or needs replacing? The signs and the decision are covered under roof replacement.

What a full re-roof includes

Every re-roof we quote is broken into its parts so you can see where the money goes. A typical residential re-roof in Auckland covers the items below.

The parts people rarely see are the ones that decide how long the new roof lasts. Underlay that has gone brittle, purlins that have softened at the eaves or fixings that no longer bite will undermine a brand new roof, so we check them once the old roofing is off and photograph what we find.

  • Scaffolding and edge protection set up before anyone goes on the roof
  • Stripping the old roofing, nails or screws and old flashings, and removing them from site
  • Checking purlins, battens and rafters, and replacing or adding timber where needed
  • New roofing underlay, laid and lapped to the manufacturer's instructions
  • New longrun roofing rolled to length for each run, fixed with the correct screws for your wind zone
  • New ridging, barge, apron, valley and penetration flashings made to suit
  • Optional new spouting, downpipes and fascia while the scaffold is up
  • A magnetic sweep and full site clean-up at the end

Choosing your new roof: steel grade, profile and colour

Most Auckland re-roofs go into COLORSTEEL longrun. The manufacturer now offers two main products: COLORSTEEL MAXAM, designed for most New Zealand environments from mild through to very severe, and COLORSTEEL ALTIMATE, an aluminium-based product for extremely severe marine and breaking surf sites. Which one you need depends on how close you are to the sea and how exposed the site is, so we confirm it against the manufacturer's environment categories before we quote.

Profile is the next choice. Corrugate gives the classic wavy look that suits villas, bungalows and most older Auckland homes. Trapezoidal profiles have flatter pans and sharper ribs, which suit modern houses and lower pitches. Colour is personal, but it also affects how hot the roof space gets. See the full range on our COLORSTEEL colours page and look at a physical sample in daylight before deciding.

If your current roof is heavy concrete tile, decramastic or old fibre cement, the strip-off stage changes. Read our pages on tile to metal re-roofing and asbestos roof replacement for what is different.

How It Works

Free on-site measure, roof inspection and photos
Itemised written quote with steel grade, profile and colour confirmed
Consent check and booking, with scaffold and start date agreed
Strip, inspect, replace timber and underlay, and roof each section the same day
Flashings, ridging and spouting finished, then a full clean-up and walk-through

Keeping the house dry during the job

The question we hear most is what happens if it rains halfway through. We only strip as much roof as we can close in the same day, working one face or section at a time. Underlay goes down straight after stripping, and the new sheets follow. Before we leave each afternoon any open area is covered and secured.

We watch the forecast closely and will not open up a roof with heavy rain or strong wind coming. That sometimes means a day of waiting, which is far cheaper than a wet ceiling. You can usually stay living in the house throughout. It will be noisy during strip-off, and it helps to move cars off the driveway and anything stored in the ceiling space that you would not want dusted.

What drives the cost of a re-roof

No two roofs price the same, which is why we measure on site rather than quote from an aerial photo. The main cost drivers are roof area, pitch and complexity, access for scaffolding, what has to come off, how much timber needs replacing, the steel product your environment requires, and how many penetrations such as skylights, flues and vents need new flashings.

A simple gable roof on a single-level house is at the lower end. A steep, multi-hipped two-storey roof with valleys, dormers and a tight section costs more because it takes longer and needs more scaffold. The written quote after your free measure is the figure you can rely on.

Consent, licensing and sign-off

Under Schedule 1 of the Building Act, replacing a building component with a comparable one in the same position is often exempt from building consent. Swapping old steel for new steel on the same structure usually fits that. The exemption does not cover work on components that have failed the durability requirements of the Building Code, complete or substantial replacement of a specified system, or structural changes, so we check what applies to your house before we quote.

Where consent is needed, the roofing becomes restricted building work, which must be carried out or supervised by a Licensed Building Practitioner. Roofing is one of the LBP licence classes. At the end of consented work the LBP provides a record of work, which you need when you apply to Auckland Council for a Code Compliance Certificate. All our metal roofing follows the NZ Metal Roof and Wall Cladding Code of Practice.

Re-roofing across the Auckland region

Two coastlines mean many Auckland homes sit in salt-laden air, and exposed hilltop and coastal sites pick up strong wind. Your wind zone and distance from the sea decide the screw pattern, steel grade and flashing details we specify, so they are checked for every re-roof.

Why Choose Cheeky's Roofers for Re-Roofing

Itemised quotes

Every line of the job is listed separately, from scaffold to flashings, so you can compare quotes properly and see exactly what is included.

Photos of what is under the roof

Once the old roofing is off we photograph the underlay and timber and show you before any extra work is agreed.

One section at a time

We strip only what we can close in the same day, so your house stays dry while the work is under way.

Consent checked up front

We confirm whether your job is exempt or needs consent before quoting, so there are no surprises halfway through.

Re-Roofing FAQs

How long does a re-roof take?

Most single-level Auckland homes take several working days once the scaffold is up, and larger or more complex roofs take longer. Weather is the main variable, because we will not open a roof when heavy rain or strong wind is forecast. Your quote includes an expected timeframe.

Do I need building consent to re-roof?

Often not, if the new roof is comparable to the old one and goes in the same position. Changing material, altering the structure or replacing a roof that has failed the Building Code durability requirements can change that. We check before we quote.

Do you replace the underlay?

Yes. New roofing underlay is part of every full re-roof we quote. Old underlay is usually brittle by the time a roof needs replacing, and reusing it would shorten the life of the new roof.

How do payments work?

We agree a staged payment schedule in writing before the job starts, tied to clear milestones. You never pay the full amount up front.

What warranty comes with a re-roof?

The steel carries a manufacturer warranty that depends on the product and your environment category, and we confirm which applies in your quote.
