A new roof on a new build or extension is installed to consented plans, inspected by the council and signed off as part of your Code Compliance Certificate. That means the roofer has to work to the drawings, coordinate with the builder and other trades, and supply the right paperwork at the end.
We install new roofs for builders, architects, designers and owners building their own homes across Auckland. Most are longrun COLORSTEEL, and we also install membrane roofing for low-pitch areas. If you are replacing an existing roof rather than building new, our re-roofing page is the place to start.
Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

What we install
We price new roofs from plans, so we need the roof plan, elevations, sections and the specification. From those we confirm the profile, steel product, colour, underlay, purlin spacing, fixings and flashing details, and flag anything that needs clarifying before the job starts.
Underlay, spouting and skylights are easy to treat as extras, but they are part of how the roof performs. We include the roofing underlay specified on the plans, size spouting and downpipes to the roof area they drain, and fit skylights with the manufacturer's flashing kits so the whole roof is installed as one system.
- New homes, including architecturally designed houses
- Extensions and additions tied into an existing roof
- Minor dwellings and sleep-outs
- Garages, carports and outbuildings
- Low-pitch areas and decks in butynol and membrane systems
- Skylights, spouting and downpipes as part of the roofing package
Choosing roofing for a new build
Steel choice starts with the site. COLORSTEEL groups sites into environment categories from mild to extremely severe based mainly on distance from the coast and exposure, noting that prevailing winds can carry sea spray further inland. COLORSTEEL MAXAM suits most New Zealand environments up to very severe, and COLORSTEEL ALTIMATE, on an aluminium base, is designed for extremely severe marine and breaking surf sites. Using the right product for the category keeps the manufacturer's warranty valid.
Profile follows the design and the roof pitch. The acceptable solution E2/AS1 sets minimum pitches by profile: for example, corrugate generally needs a steeper pitch than trough profiles, which can run at much lower angles. Very low-pitch roofs suit trough profiles or membrane systems. Our COLORSTEEL and longrun roofing page covers the profiles in more detail.
How It Works
Consent, LBPs and your CCC
Roofing on a consented new house is restricted building work, which must be carried out or supervised by a Licensed Building Practitioner. Roofing is one of the LBP licence classes. When the roofing is finished, the LBP provides a record of work that lists what they did and supervised.
That record of work is one of the documents you need when you apply to Auckland Council for a Code Compliance Certificate. The council processes CCC applications within 20 working days, and that clock stops if they need more information, so missing roofing paperwork can hold up your whole project. We supply our record of work promptly when the roof is complete.
Working with your builder
Timing matters on a new build. The roof needs to go on as soon as the framing and purlins are ready so the building can be closed in and inside work can start. We agree the schedule with your builder, confirm purlin spacing and fixings before the frame is finished, and coordinate with plumbers, electricians and solar installers so penetrations are planned rather than cut in later.
Before we start, we check the framing is ready for roofing, and we tell the builder straight away if anything on site does not match the plans. Fixing those details at framing stage is far cheaper than fixing a leak later.
Building for Auckland's conditions
The NZS 3604 standard for timber-framed buildings sets wind zones from low through to extra high, and the zone for your site is usually shown on the consented plans. It decides purlin fixings, screw patterns and flashing details. Auckland also gets heavy, intense rain, so spouting and downpipe sizing matters as much as the roof itself. If your build is in an exposed spot on the North Shore or the Hibiscus Coast, those details make a real difference. See roofers on the North Shore for local work.

New Roofs FAQs
Can you quote from plans before the frame is up?
Yes. Send your roof plan, elevations, sections and specification and we will price from those, then confirm on site before installation.
Who signs off the roof on a new build?
The council inspects consented work, and the LBP who carried out or supervised the roofing provides a record of work. Both feed into your Code Compliance Certificate.
What is restricted building work?
It is work on a home's primary structure or weathertightness that needs building consent, including roofing. It must be done or supervised by an LBP.
Which COLORSTEEL product do I need?
It depends on your site's environment category. COLORSTEEL MAXAM suits most sites, and ALTIMATE is for extremely severe marine sites. We confirm before ordering.
Can you do the spouting too?
Yes. Spouting and downpipes are usually included in a new roof package so the whole system is sized and installed together.
Do you work with owner-builders?
Yes. We are happy to work with owner-builders, and we will explain what we need to be ready before we start.
