Manurewa was promoted as a commuter suburb in the early 1920s and became a borough in 1937, but its main wave of housing came with the Southern Motorway in the 1950s and 1960s. Southmall opened in 1967 to serve those new streets. Most roofs here sit on family homes from that era, with a smaller number on older commuter-era houses near Great South Road.

Post-war homes in Manurewa were built with a mix of corrugated iron and tile roofs, and many 1960s houses carry concrete tile or decramastic. At 60 years and more, a lot of them are ready for replacement. We offer a free on-site measure, check what is under the roof where we can, and give you an itemised written quote.

Roofing Services in Manurewa

Every roofing service we offer in Manurewa, and what each one covers:

  • Re-Roofing: A full re-roof replaces your old roofing, underlay and flashings with a new COLORSTEEL roof built to today's Building Code.
  • Roof Replacement: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Roof Repairs: Leaks, loose sheets, failed flashings and cracked tiles repaired properly, with photos of what we found and fixed.
  • Roof Leak Repairs: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Spouting and Gutters: New spouting, gutter replacement and repairs in steel and PVC, sized to carry Auckland downpours.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Painting: Roof painting that starts with proper preparation: wash, treat, repair and prime, then two coats of roof paint.
  • Roof Washing: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.
  • Commercial Roofing: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.

Manurewa Homes and Their Roofs

Manurewa's post-war family homes were built with a mix of corrugated iron and tile roofs, and 1960s houses often carry concrete tile or decramastic. Old iron roofs tend to fail at fixings, laps and flashings, and some were laid without underlay. Concrete tile roofs leak when the bedding and underlay break down. Decramastic is lightweight, so replacing it with steel changes the load very little, but it needs an asbestos test first. The older 1920s homes may still carry corrugated iron over sarking boards.

What Manurewa Conditions Mean for Your Roof

Manurewa is flat and open, and roofs are exposed to wind across the Manukau Harbour and the farmland to the south, so fixings and ridge flashings take the brunt of it. Older homes and outbuildings built before 2000 may have fibre cement roofing that needs testing before work. Many residents work at neighbouring Wiri, and the industrial buildings there bring larger low-pitch roofs and box gutters that we also look after.

Roofers Manurewa FAQs

My house still has an old iron roof. Can it be repaired?

If the iron is sound and the leak is local, such as a failed flashing or lost washers, yes. If there is rust at laps and eaves across the roof, repairs will only buy time. We check from the roof and the roof space and show you photos before recommending either.

Is my decramastic roof worth painting?

Painting can extend the life of a sound decramastic roof, but preparation must not involve water blasting unless the tiles have tested clear of asbestos. If the chip is mostly gone and rust has set in, replacement with steel is usually the better spend.

Should I replace the spouting and fascia at the same time?

Often it makes sense. Timber fascia is common on homes of this age, and replacing spouting while the scaffolding is up saves a second set-up. We include both as separate lines in the quote so you can decide.

Will you start a re-roof if rain is coming?

No. We watch the forecast closely and will not open up a roof with heavy rain or strong wind coming. If the weather turns, the roof is closed in at the end of each day before we leave.
