Silverdale was first called Wade, a corruption of Weiti, and was renamed in 1911. Its historic village core still holds the 1885 Holy Trinity Anglican Church and the 1887 Methodist Parsonage, but most homes in the locality were built between 2010 and 2019, largely in the masterplanned Millwater development whose first section sold around 2008.

Newer roofs need different work from old ones: checking flashings, internal gutters, outlets and spouting, and fixing early issues before they spread. Silverdale also has commercial buildings near the busway station and rural properties nearby. We start every job with a free on-site measure and an itemised written quote.

Roofing Services in Silverdale

Every other roofing service we offer in Silverdale, and what each one covers:

  • Roof Replacement Silverdale: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Roof Washing Silverdale: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Re-Roofing: A full re-roof replaces your old roofing, underlay and flashings with a new COLORSTEEL roof built to today's Building Code.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Roof Leak Repairs: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Spouting and Gutters: New spouting, gutter replacement and repairs in steel and PVC, sized to carry Auckland downpours.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Painting: Roof painting that starts with proper preparation: wash, treat, repair and prime, then two coats of roof paint.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.
  • Commercial Roofing: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.

Silverdale Homes and Their Roofs

Most Silverdale and Millwater homes date from the 2010s, with longrun or concrete tile roofs and an increasing number of townhouses with low-pitch roofs and internal gutters. These roofs are young, so the work is usually maintenance and repair: remaking flashings, clearing and checking internal gutter outlets, and fixing spouting. Low-pitch roofs depend on correct falls and overflows. The historic village buildings from the 1880s need a careful approach to materials and details, while commercial and rural buildings bring longrun sheds and box gutters.

What Silverdale Conditions Mean for Your Roof

Estuary-side homes along the Weiti River have their own exposure considerations, so steel grade and fixings are checked for each site. The Hibiscus Coast is exposed to winds off the Gulf from several directions, which affects fixing patterns and flashings. Subdivision covenants in some newer developments can restrict roof colours, and on rural blocks around Silverdale the roof may feed a rainwater tank.

Roofers Silverdale FAQs

My Millwater home is only a few years old. Why is the roof leaking?

On newer homes, leaks usually come from flashings, penetrations or internal gutter outlets rather than the roofing itself. We trace the source, photograph it and repair it properly, so you have a clear record of what was found.

Can I change my roof colour in Millwater?

Possibly, but check your covenant first. Some subdivisions control roof colours. Once you know what is allowed, we can help you choose from the COLORSTEEL range, looking at samples in daylight against your cladding.

Do you work on the older buildings in Silverdale village?

Yes. Older buildings need care with materials and details, and if a property has heritage protection, changes to exterior materials may need consent. We check that before quoting.

Do you roof commercial units and rural sheds near Silverdale?

Yes. We repair and re-roof commercial units, sheds and barns with longrun steel, and look after box gutters and outlets on commercial roofs.
