Spouting does a lot of quiet work in the North Shore. When it is blocked, sagging or leaking at the joints, rain overflows against the fascia and walls, soaks the ground around the foundations and can back up into the roof space. New spouting sized for heavy Auckland rain fixes that for good.

North Shore spouting for coastal bays, 1970s tile roofs and Albany parapets

Along the bays, salt is the main enemy of spouting. Many homes from Devonport to Browns Bay sit within about 500 metres of the coast, and salt collects on the underside of the gutter where rain does not wash it. On those sites we specify a product that suits the exposure and explain the washing that keeps it in good order. Milford and Takapuna homes near the beach and Lake Pupuke need the same care, and Devonport's villas also call for a profile that suits their heritage look.

Inland, the post-bridge suburbs of Glenfield, Browns Bay and the East Coast Bays have many 1960s and 1970s homes with concrete tile or decramastic roofs, and Browns Bay's 1970s spouting systems are often due for replacement now. Big tile roofs shed a lot of water, so we measure the area draining to each run and check that the outlets and downpipes can carry it, adding downpipes where needed.

Albany's 1990s and 2000s homes are a different case. Their parapets and internal gutters often lack capacity and overflows, so a blockage can send water inside the house. We size internal gutters on a higher rainfall intensity, as BRANZ recommends, and plan where water goes if an outlet blocks. Exposed ridgelines on the East Coast Bays also mean brackets and downpipe fixings need to be secure. Fascia boards behind the old spouting are checked and repaired before the new system goes on.

Local tip: On a 1970s Glenfield or Browns Bay home, consider replacing the spouting at the same time as a tile to metal re-roof, since the scaffold is already in place.

Spouting and Gutters in the North Shore: Local Conditions

On the North Shore, the undersides of spouting near the coast collect salt that rain never washes off, so steel spouting needs regular washing. We specify a product suited to the site's exposure and explain the maintenance it needs.

Roofs in the North Shore

Devonport and Northcote Point villas mostly started with corrugated iron, and many are now on longrun corrugate. The post-bridge suburbs of Glenfield, Browns Bay and the East Coast Bays have a high share of 1960s and 1970s homes with concrete tile or decramastic roofs, which are the most common tile to metal conversions we see. Albany's 1990s and 2000s houses often combine metal tile or longrun roofs with monolithic cladding, parapets and internal gutters, where the junction details matter more than the roof sheets.

How We Handle Spouting and Gutters in the North Shore

Old spouting and brackets come off, the fascia is checked for rot and repaired or replaced where needed, and the new spouting is set to a consistent fall toward the outlets.

Spouting and Gutters North Shore FAQs

My Browns Bay spouting overflows even when it is clean. What is wrong?

The gutter is probably too small for the roof area it serves, or there are not enough downpipes. Many 1970s roofs there are large tile roofs, so we check capacity and often add a downpipe or a larger profile.

Why does my spouting overflow in heavy rain?

Common causes are blocked outlets, leaves, not enough fall, too few downpipes or spouting that is simply too small for the roof area. We find the cause before recommending replacement.

Can you replace the fascia at the same time?

Yes. Rotten or damaged fascia is common behind old spouting. We check it once the spouting is off and quote any repair or replacement before we go ahead.
