A new roof is one of the largest maintenance bills a homeowner faces, and the quotes can look wildly different for houses that seem alike. Most of the gap comes from things you cannot see from the street: what is coming off, what is underneath it, how easy the roof is to reach and what the new roof is made of.
This guide uses published 2026 figures to show what a re-roofing job costs at different roof sizes, the line items that blow quotes out, the cheapest sensible ways to reroof, and how to judge whether a quote around $30,000 is fair. All figures are third-party ranges, not our prices.
How much does it cost to reroof a 3 bedroom house in NZ?
For an average Auckland home the published range is $15,000 to $35,000 or more, but the number of bedrooms is only a rough guide. Roofers price on the roof area measured on the slope, which is larger than the floor plan once you add eaves and pitch. A steep 3 bedroom bungalow can have more roof than a low-pitched 4 bedroom house.
The table applies the Made 4 Tradies Auckland range of $95 to $150 per square metre to a few roof sizes. It is simple arithmetic, so treat it as a sense of scale. The guide does not say whether GST is included, and these totals leave out scaffolding, asbestos and timber repairs.
| Roof area (on the slope) | At $95 per m2 | At $150 per m2 |
|---|---|---|
| 120 m2 | $11,400 | $18,000 |
| 160 m2 | $15,200 | $24,000 |
| 200 m2 | $19,000 | $30,000 |
| 250 m2 | $23,750 | $37,500 |
| Plus scaffolding or edge protection | $1,500 | $3,500 or more |
What is the most expensive part of replacing a roof?
The roofing itself, meaning materials and labour per square metre, is the biggest single cost. The parts that blow a quote out are the extras, because they are hard to price until someone has been in the roof space and on the roof.
Asbestos is the largest swing. WorkSafe advises that homes built before 2000 may contain asbestos, and older Super Six fibre cement and some decramastic tiles are common examples. Removing more than 10 square metres of non-friable asbestos needs a licensed removalist and five days' notice to WorkSafe, which adds cost and time. Our asbestos roof replacement page explains how that work is run.
- Asbestos testing, licensed removal and disposal
- Rotten purlins, battens, rafters or fascia found once the old roof is off
- Scaffolding on two-storey homes, steep sections and tight access
- Hips, valleys, dormers, chimneys and skylights, each needing extra flashings
- Heavy concrete tiles, which are slow to strip and expensive to dispose of
- A higher steel grade or thicker sheet for exposed coastal sites
- New spouting, downpipes and fascia if added to the job
What is the cheapest way to reroof a house?
The cheapest sound reroof is usually like-for-like longrun steel at the same pitch, in a standard profile and product grade that suits your site. That keeps the job inside the building consent exemption for comparable replacement, avoids structural changes, and uses the most common materials.
A few other choices save money without cutting corners. Replace spouting and fascia at the same time so they share the scaffolding. If only one face of the roof has failed and the rest is sound, ask whether a partial replacement is realistic. Book well ahead rather than in a rush after a storm, so you have time to compare quotes properly.
What does not save money is laying new roofing over the old one or skipping underlay. BRANZ lists roofing laid directly over an older roof among the situations that need a building consent, and an overlay hides any rot underneath it.
Want a reroof price you can compare?
Cheeky's Roofers gives you a free on-site measure and an itemised written quote, with removal, timber, scaffolding and roofing as separate lines.
Is $30,000 too much for a roof?
Not necessarily. Divide the quote by the roof area to compare it with the published range: $30,000 on a 200 m2 roof is $150 per square metre, the top of the Auckland range, while the same total on a 150 m2 roof is $200 per square metre and needs explaining.
A higher rate can be justified. Two storeys of scaffolding around a large Remuera or Epsom family home, a roof full of hips and valleys, tile removal, an ALTIMATE-grade product for a waterfront site, or asbestos removal can all lift a fair price well above the averages. What matters is that each of those appears as its own line, so you can see why the number is what it is.
Be more cautious with a quote that is very low. It may leave out underlay, assume no timber repairs, or price a lighter-duty product for a coastal site. Ask what has been assumed about consent, timber, scaffolding and disposal before comparing totals.
How much does tile to steel reroofing cost?
Expect a tile to steel conversion to cost more per square metre than replacing steel with steel, because the old roof is heavier and slower to remove and the framing needs changing. We could not find a current published Auckland figure for this conversion on its own, so get it priced from a measure.
Concrete tiles sit on closely spaced battens, and a steel roof needs purlins at different spacings fixed for your wind zone, so the battens come off and new purlins go on. The tiles themselves must be stripped, lowered and carted away, and the frame is lighter afterwards. BRANZ lists a change to a different roofing material among the situations that need building consent, so budget for consent fees and time unless your roofer confirms in writing that an exemption applies. Our tile to metal re-roofing page explains what changes.
Do I need building consent to reroof?
Often not, if you are replacing the roof with a comparable material in the same position and the old roof lasted the Building Code minimum. BRANZ explains that if the existing roof cladding stayed weathertight for 15 years or more and a comparable type and profile is used, consent is not required.
Consent is generally needed if the roof failed before 15 years, if you change to a different material, slope or roof plan, or if wall cladding next to it is also being replaced. Consented roofing on a home is restricted building work, which must be done or supervised by a Licensed Building Practitioner with a roofing licence. In Special Character Areas such as many villa streets in Ponsonby and Grey Lynn, a change of roof material or profile can also need resource consent. Our short guide on consent to reroof covers the common Auckland cases.
How do you get a roof quote you can compare?
Get two or three itemised written quotes based on an on-site measure, not a single figure from an aerial photo. Then compare them line by line: roofing product and thickness, profile, underlay, flashings, scaffolding, removal and disposal, timber repairs, spouting and consent.
Cheeky's Roofers measures the roof on site, checks the roof space and lists every one of those lines separately, with a stated rate for any rotten timber we find. When you are ready for the real number, book a free measure and we will give you a written quote you can hold side by side with any other. Cheeky's Roofers also notes what has been assumed about consent, so there are no surprises later.
Frequently Asked Questions
How long is a roof quote valid for?
It varies between roofers, and steel and labour prices move, so a quote should state how long its price is held. If you are planning months ahead, ask for the validity period in writing and whether materials are fixed at the quoted rate.
Do roofers charge a deposit?
Many do, often to secure materials and a start date. Make sure any deposit and progress payments are written into the contract, tied to stages of the work, and that you are not paying for the whole job before it is substantially complete.
Can I live in the house during a reroof?
Usually, yes. Most roofs are stripped and covered a section at a time so the house is not left open overnight. Expect noise, scaffolding, a skip on site and some restricted access while the crew is working.
Does a new roof add value to a house?
A sound roof removes a big question for buyers and their building inspectors, and a failing one is likely to be flagged in a pre-purchase report. How much value it adds depends on the market, but a documented new roof with warranties is easy for buyers to understand.
