Timing matters on a the North Shore build. The roof needs to go on as soon as the framing and purlins are ready, so the building can be closed in and inside work can start. We agree the schedule with your builder and plan penetrations with plumbers, electricians and solar installers rather than cutting them in later.

New roofs on the North Shore: coastal steel, wind zones and infill builds

Building on the North Shore usually means building near the sea. Large parts of the bays from Devonport to Browns Bay are within about 500 metres of the coast, which BRANZ maps as the highest sea spray zone under NZS 3604. For a new home in that band, the COLORSTEEL product, fasteners and flashings on the plans need to match the exposure, and sheltered areas such as soffits and spouting undersides will need regular washing to keep the warranty valid. We check the specification against the site before ordering steel.

Wind is the second design factor. Exposed ridgelines on the East Coast Bays catch strong winds, so the wind zone on the consented plans drives purlin fixings, screw patterns and flashing details. Clifftop and sloping sites also need scaffolding and edge protection planned early, as access can affect the build programme.

The type of build varies across the Shore. In Northcote and around older suburbs, new townhouses often replace or sit beside older homes, and their low-pitch roofs and internal gutters need correct falls and properly sized outlets. In Devonport and on Northcote Point, additions to 19th century villas usually tie into existing corrugate, so profile and colour are matched to the original. Further inland, new homes and extensions in Albany are away from the strongest salt exposure, but the flashing details at parapets and cladding junctions still need careful planning with the builder.

Local tip: If you are building within sight of the Gulf, confirm the COLORSTEEL environment category with your designer before the roof is specified.

New Roofs in the North Shore: Local Conditions

New builds and extensions within about 500 metres of the coast on the North Shore fall in the highest sea spray zone in NZS 3604 as mapped by BRANZ. We confirm the steel product and fasteners suit that zone, and exposed East Coast Bays ridgelines raise the fixing requirements.

Roofs in the North Shore

Devonport and Northcote Point villas mostly started with corrugated iron, and many are now on longrun corrugate. The post-bridge suburbs of Glenfield, Browns Bay and the East Coast Bays have a high share of 1960s and 1970s homes with concrete tile or decramastic roofs, which are the most common tile to metal conversions we see. Albany's 1990s and 2000s houses often combine metal tile or longrun roofs with monolithic cladding, parapets and internal gutters, where the junction details matter more than the roof sheets.

How We Handle New Roofs in the North Shore

Before we start on your the North Shore site, we check the framing is ready for roofing. If anything does not match the plans, we tell the builder straight away, because fixing it at framing stage is far cheaper than fixing a leak later.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

New Roofs North Shore FAQs

Does a new home in Browns Bay need a different roof specification from one in Albany?

Often, yes. Many Browns Bay sites are within about 500 metres of the coast and fall into the highest sea spray zone, which affects the steel product and fixings, while most Albany sites are further inland. We check each site's exposure and wind zone against the plans.

Which COLORSTEEL product do I need?

It depends on your site's environment category. COLORSTEEL MAXAM suits most sites, and ALTIMATE is for extremely severe marine sites. We confirm before ordering.

How low a pitch can a longrun roof go?

The acceptable solution E2/AS1 sets minimum pitches by profile. Corrugate generally needs a steeper pitch than trough profiles, which can run at much lower angles, and very low-pitch areas suit trough profiles or membrane systems.
