Roof painting in the Hibiscus Coast is only as good as the preparation underneath it. We treat moss and lichen, wash the roof, deal with rust and replace failed fixings before any primer goes on, then finish with two coats of roof paint so the colour and protection last.

Hibiscus Coast roof painting, from Orewa beach houses to Millwater

Much of the Hibiscus Coast sits close to open water, and homes near breaking surf can fall into the harshest exposure categories. For a repaint, that makes salt as big a concern as moss. Orewa's 1960s and 1970s beach houses were mostly built with corrugated iron, concrete tile or decramastic, and many are already on their second roof. On the steel ones we wash the soffits, the spouting undersides and any sheltered sections thoroughly, treat rust at the laps and prime generously before any colour goes on.

Whangaparāoa Peninsula takes salt and wind from both sides, so the paint system and the fixings underneath it both matter. Loose or corroded screws are swapped out before priming, and we look for flashings that Gulf winds have worked loose. From Red Beach to Army Bay the roofs range from 1970s tile to modern trapezoidal longrun, and the tile roofs along there need moss treatment and ridge repairs before a cementitious coating.

Millwater, Milldale and the newer Whangaparāoa subdivisions are a different conversation. Most of those roofs date from the 2010s or later and seldom need paint yet, so we will say so rather than quote for it. Some subdivision covenants also restrict roof colours, which is worth checking before you pick a new one. Estuary-side homes at Silverdale and Stillwater have their own exposure, and we confirm it for each address.

Local tip: If your home faces the open Gulf, treat a fresh-water wash of the sheltered roof areas as part of looking after the new paint, because that is where salt sits longest.

Roof Painting in the Hibiscus Coast: Local Conditions

On the Hibiscus Coast, roof painting is often about protecting steel from salt. Two coats of primer are recommended close to the sea, and we set out the washing routine that helps the paint system last.

Roofs in the Hibiscus Coast

Orewa's 1960s and 1970s beach houses were mostly built with corrugated iron, concrete tile or decramastic roofs, and many are now on their second roof. The peninsula suburbs from Red Beach to Army Bay span the 1970s to today, so you see everything from tile roofs to modern longrun trapezoidal. Millwater, Milldale and newer Whangaparāoa subdivisions are mostly 2010s and later homes with longrun or concrete tile roofs, plus an increasing number of townhouses with low-pitch roofs and internal gutters.

How We Handle Roof Painting in the Hibiscus Coast

We apply two topcoats of a roof paint system designed for the roof material, in dry weather and within the temperature limits on the manufacturer's data sheet. Rushing the drying times is the most common reason roof paint fails early.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Roof Painting Hibiscus Coast FAQs

Does my Millwater roof need painting yet?

Probably not. Most Millwater homes date from the 2010s, and a pre-painted steel roof of that age usually only needs its sheltered areas washed. Check your subdivision covenant before any colour change, as some restrict roof colours.

Is roof paint safe for rainwater tanks?

Some roof paint systems are suitable for drinking water collection and some are not. If you are on tank water, tell us and we will specify a suitable system and advise you to divert the first rains after painting.

Can you paint a COLORSTEEL roof?

Yes. Pre-painted steel in good condition can be repainted once the factory finish has weathered, using a primer designed for pre-coated steel followed by roof paint topcoats. Check whether painting affects any remaining manufacturer warranty first.
