Roof painting in the North Shore is only as good as the preparation underneath it. We treat moss and lichen, wash the roof, deal with rust and replace failed fixings before any primer goes on, then finish with two coats of roof paint so the colour and protection last.

North Shore repaints across the bays, Glenfield and Albany

The North Shore has three quite different repaint jobs. Along the bays from Devonport to Browns Bay, many homes are within about 500 metres of the coast, which is the highest sea spray zone in NZS 3604, and the work starts with salt. Inland, Glenfield and the older East Coast Bays streets have a large share of 1960s and 1970s concrete tile and decramastic roofs. Further north, Albany's 1990s and 2000s homes pair metal tile or longrun with monolithic cladding.

On the coastal homes we wash and spot prime the eaves, the backs of the gutters and other sheltered sections, since salt lingers there and rust follows. In Glenfield, concrete tiles usually just need moss killed, cracked tiles swapped and ridges rebedded before a tile coating, whereas decramastic that is losing its chip is a re-roof conversation rather than a paint one. On Albany homes we check parapets and internal gutters before quoting, because a fresh coat on the main planes does nothing for those junctions.

Wind plays a part as well. Exposed ridgelines on the East Coast Bays catch strong winds, which raises the fixing requirements, so tired screws and washers are replaced before any primer. Around Takapuna and Lake Pupuke, older villas often still have original chimneys, and we check the flashings around them before the roof is coated. Glenfield's clay-heavy ground does not affect the roof itself, so inland jobs there come down to the tiles and the fixings.

Local tip: On a Glenfield or Browns Bay tile roof, find out whether the tiles are concrete or decramastic before comparing paint quotes, because the right answer for each is very different.

Roof Painting in the North Shore: Local Conditions

On the North Shore, salt air means primer choice and rust treatment matter. Paint manufacturers recommend extra primer on roofs close to the sea, and fixings that have corroded are replaced rather than painted over.

Roofs in the North Shore

Devonport and Northcote Point villas mostly started with corrugated iron, and many are now on longrun corrugate. The post-bridge suburbs of Glenfield, Browns Bay and the East Coast Bays have a high share of 1960s and 1970s homes with concrete tile or decramastic roofs, which are the most common tile to metal conversions we see. Albany's 1990s and 2000s houses often combine metal tile or longrun roofs with monolithic cladding, parapets and internal gutters, where the junction details matter more than the roof sheets.

How We Handle Roof Painting in the North Shore

Moss and lichen are treated and removed, then the roof is washed down and left to dry. White corrosion and rust are abraded back, bare spots are spot-primed and the whole roof is primed where the paint system calls for it.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Roof Painting North Shore FAQs

Is it worth painting a 1970s Browns Bay roof, or should I replace it?

It depends on the material. Concrete tile from that era can often be treated, repaired and coated. Decramastic that is shedding chip and rusting from inside is usually better replaced, and some contains asbestos, so we test before advising.

Can you paint a concrete tile roof?

Yes. Concrete tiles are cleaned, moss treated, repaired where cracked, and coated with a system designed for tiles. We also check the ridge bedding and pointing, which often needs attention on older tile roofs.

Do I need consent to paint my roof?

Repainting a roof is maintenance and does not need a building consent. In some Special Character Areas or on scheduled heritage buildings, a big colour change may be worth checking with Auckland Council first.
