Re-roofing a home in Central Auckland is a big decision, and most people take a few weeks to research it. We make that easier with a free on-site measure, a look in the ceiling space and an itemised written quote that shows exactly what is included, from underlay and flashings to spouting and scaffolding.
Re-roofing on the isthmus: villas, state houses and character streets
Re-roofing in Central Auckland usually means working on a house that has been re-roofed before. The isthmus filled up early, so Ponsonby and Grey Lynn villas, Mt Eden bungalows and the state houses of Mt Roskill each arrive with different layers under the iron. On a Grey Lynn villa we expect timber sarking and purlins that may be original, and we allow time to check them once the old sheets are lifted. In Mt Roskill the starting point is more often a tile roof or early iron on a house from 1939 onward, so the strip-off, the weight coming off and the disposal look quite different.
Planning rules shape the job as well. Many villa streets sit inside the Special Character Areas Overlay, so before any steel is ordered we confirm with you whether the profile or material is changing. Staying with corrugate on a Ponsonby villa normally keeps the street look intact, while a move to a trapezoidal profile is the sort of change worth raising with Auckland Council first.
Exposure varies more than people expect across such a small area. A house on the harbour side of Parnell or near the water in Onehunga can call for a different COLORSTEEL product and fixings from one on the inland ridges of Epsom, even though they are only a few kilometres apart. Under the big trees of Remuera and Mt Eden we also think about how the new valleys and spouting will cope with leaf fall, because a clean new roof still has to shed autumn debris.
Local tip: Check whether your street is in a Special Character Area before you settle on a new profile or colour, because it can decide what is allowed.
Re-Roofing in Central Auckland: Local Conditions
Central Auckland re-roofs are often on villas and bungalows that are already on their second or third roof, with old sarking, purlins and chimneys to work around. In Special Character Areas we check whether a change of profile or material needs resource consent before you commit.
Roofs in Central Auckland
Most villas and bungalows on the isthmus were built with corrugated iron roofs, and many have since been re-roofed in longrun COLORSTEEL corrugate, which keeps the traditional look. State houses in Mt Roskill, Mt Albert and Onehunga were built with a mix of tile and corrugated roofs, and some have been converted from tile to metal over the years. Later infill and 1960s to 1980s houses often carry concrete tiles or pressed steel decramastic tiles, while apartments and modern townhouses near the centre tend to use low-pitch longrun or membrane roofs with internal gutters that need careful detailing.

Re-Roofing Central Auckland FAQs
Is re-roofing a Mt Roskill state house different from re-roofing a Grey Lynn villa?
Usually, yes. Mt Roskill state houses often start with tile or early iron, which changes the strip-off and disposal, while Grey Lynn villas tend to have corrugate over timber sarking and older purlins that we inspect once the sheets are off. Both end up with new underlay, flashings and fixings.
What if you find asbestos?
Roofs and fibre cement on homes built before 2000 may contain asbestos, so we test before work starts where there is any doubt. Removal of more than 10 square metres of non-friable asbestos must be done by a WorkSafe licensed removalist, which we arrange as part of the job.
Do you replace the spouting at the same time?
We recommend looking at it, because the scaffolding is already up and new spouting matches the new roof colour. If your spouting is in good condition we can leave it and quote it separately later.
