Re-Roofing South Auckland

Whether your South Auckland home has tired concrete tiles, rusting decramastic, old corrugated iron or a fibre cement roof that needs testing for asbestos, the process is the same: measure, inspect, quote in writing, then strip and re-roof in sections so the house is never left open to the weather.

Re-roofing a home in South Auckland is a big decision, and most people take a few weeks to research it. We make that easier with a free on-site measure, a look in the ceiling space and an itemised written quote that shows exactly what is included, from underlay and flashings to spouting and scaffolding.

South Auckland re-roofs: state houses, new subdivisions and rural sheds

South Auckland re-roofs come in three broad kinds. The first is the post-war family home and state house in Manurewa, Papatoetoe and Māngere, still on a first or second roof of corrugated iron, concrete tile or decramastic. These are usually full replacements in COLORSTEEL with new underlay and flashings, and we check the framing as each section is opened.

The second is the newer housing around Takanini and Papakura, which rarely needs a whole new roof. Here the question is often whether a leak justifies replacement at all, and on Takanini peat the answer can lie in settlement opening up flashings at walls and junctions rather than in the roof sheets. Homes beside the Pahurehure Inlet at Papakura also need their estuary exposure checked before any new steel is ordered.

The third is rural. Around Pukekohe the house is often re-roofed alongside a shed or barn, and older outbuildings and pre-2000 homes may have fibre cement roofing that is tested before work starts. Across all three, the flat and open land means wind from the Manukau Harbour and the farmland to the south bears down on ridge flashings and fixings, so those are specified for the site rather than copied from a standard detail. Papatoetoe, the largest suburb by population, also has early 1900s estates among its post-war streets, and those older houses can hide sarking and timber that needs a closer look once the iron is lifted.

Local tip: On a Takanini home that leaks at the walls, ask for the flashings to be checked for settlement movement before agreeing to a full re-roof.

Re-Roofing in South Auckland: Local Conditions

South Auckland re-roofs are often on post-war family homes and state houses in Manurewa and Papatoetoe, plus rural houses and sheds around Pukekohe. Older outbuildings and fibre cement roofs are tested for asbestos before any removal starts.

Roofs in South Auckland

Post-war state houses and family homes in Manurewa, Papatoetoe and Māngere were built with a mix of corrugated iron and tile roofs, and 1960s and 1970s houses often carry concrete tiles or decramastic. New homes in Takanini, Papakura and the surrounding developments are mostly longrun steel or concrete tile, with a growing number of low-pitch longrun roofs on townhouses. Rural properties around Pukekohe have longrun on houses and sheds, sometimes alongside older corrugated outbuildings that may contain fibre cement sheeting.

How We Handle Re-Roofing in South Auckland

New flashings are folded to suit your roof, rather than forced into standard shapes, and fixed to the NZ Metal Roof and Wall Cladding Code of Practice. That is where most leaks on poorly installed roofs begin, so we take the time to get it right.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Re-Roofing South Auckland FAQs

Will a new roof fix leaks on a settling Takanini house?

Not always. Where peat settlement has moved the house, leaks often come from flashings at walls and junctions that have opened up, so remaking those details may be the real fix. A re-roof makes sense when the roofing itself has failed.

What if you find asbestos?

Roofs and fibre cement on homes built before 2000 may contain asbestos, so we test before work starts where there is any doubt. Removal of more than 10 square metres of non-friable asbestos must be done by a WorkSafe licensed removalist, which we arrange as part of the job.

Do you replace the spouting at the same time?

We recommend looking at it, because the scaffolding is already up and new spouting matches the new roof colour. If your spouting is in good condition we can leave it and quote it separately later.
