A full re-roof in the Hibiscus Coast replaces the old roofing, underlay, fixings and flashings with a new COLORSTEEL roof built to today's Building Code. It is the point where you stop paying for repairs every winter and get a roof with a manufacturer's material warranty and our workmanship behind it.
Hibiscus Coast re-roofs, Orewa beach houses to Millwater
Across the Hibiscus Coast, the sea decides most of the re-roof specification. Orewa's beach houses from the 1960s and 1970s are the main group due for replacement, many of them already on their second roof after starting with corrugated iron, concrete tile or decramastic. On a beachfront or near-surf section the site can sit in the harshest exposure categories, and COLORSTEEL asks that anything within 100 metres of salt water be confirmed with them, so ALTIMATE rather than MAXAM may be the right steel.
The Whangaparāoa Peninsula brings a second problem: salt and wind arrive from both sides. Homes from Red Beach out to Army Bay range from 1970s tile roofs to recent trapezoidal longrun, and on an exposed ridge the barge flashings and screw pattern need as much thought as the steel itself. We set out the washing routine for soffits and spouting undersides before you sign, since that upkeep is what keeps the warranty in force.
Silverdale is the exception. Most Millwater and Milldale homes date from the 2010s, so they rarely need a full re-roof yet, while the older buildings in the historic village and estuary-side homes along the Weiti River and at Stillwater each need their own exposure check. Because coastal spouting and downpipes wear out quickly, we usually suggest replacing them during the re-roof so one scaffold serves both jobs.
Local tip: On a beachfront Orewa or Red Beach site, ask which COLORSTEEL environment category your address falls in before comparing re-roof quotes.
Re-Roofing in the Hibiscus Coast: Local Conditions
Hibiscus Coast re-roofs are all about the coast. We confirm the site's exposure, recommend the right COLORSTEEL product and fixings for salt air, and set out the washing routine needed to keep the warranty valid.
Roofs in the Hibiscus Coast
Orewa's 1960s and 1970s beach houses were mostly built with corrugated iron, concrete tile or decramastic roofs, and many are now on their second roof. The peninsula suburbs from Red Beach to Army Bay span the 1970s to today, so you see everything from tile roofs to modern longrun trapezoidal. Millwater, Milldale and newer Whangaparāoa subdivisions are mostly 2010s and later homes with longrun or concrete tile roofs, plus an increasing number of townhouses with low-pitch roofs and internal gutters.

Re-Roofing Hibiscus Coast FAQs
Does a Whangaparāoa Peninsula house need ALTIMATE rather than MAXAM?
Only some do. ALTIMATE is designed for extremely severe marine and breaking surf sites, while MAXAM covers most environments up to very severe. Distance from the water and exposure decide it, and sites within 100 metres of salt water are confirmed with COLORSTEEL before we quote.
What warranty comes with a new roof?
COLORSTEEL roofing carries a manufacturer's material warranty that depends on the product and your environment category. We give you the warranty details for your specific site in writing.
How much does re-roofing cost in the Hibiscus Coast?
The total depends on roof area, pitch, access, the existing material, whether asbestos is present, and what else is included such as spouting. Our re-roofing cost guide sets out published price ranges and the main factors. For your house, the free on-site measure gives you an itemised written quote.
