A full re-roof in East Auckland replaces the old roofing, underlay, fixings and flashings with a new COLORSTEEL roof built to today's Building Code. It is the point where you stop paying for repairs every winter and get a roof with a manufacturer's material warranty and our workmanship behind it.

East Auckland re-roofs, from Pakuranga tiles to Botany parapets

Re-roofing jobs in East Auckland follow the order in which the peninsula was built. Pakuranga filled in after the Panmure Bridge opened in 1959, and plenty of those family homes still carry concrete or decramastic tiles from that period. Re-roofing them is usually a change from tile to longrun steel, which means lifting a heavy roof, disposing of it properly and checking whether old decramastic needs an asbestos test before anyone cuts or removes it.

Botany and Flat Bush are a different job. Those homes mostly date from the late 1990s and 2000s, and when one of them needs a new roof the sheets are rarely the hard part. Parapets, enclosed gutters and the junctions with monolithic cladding have to be remade with care, so we draw up the flashing details before the old roof comes off rather than working them out on the day.

Then there is the coastline. Homes at Bucklands Beach, Eastern Beach and Cockle Bay can fall inside a sea spray zone, so the COLORSTEEL product, screws and flashings are chosen for that particular site and we explain the washing the warranty expects. Wind off the Tāmaki Strait also sets the fixing pattern on exposed ridges and barges. Glen Innes adds another mix again, with state houses on older roofs standing beside newer medium density blocks that have low-pitch roofs and their own drainage details.

Local tip: If your Pakuranga or Howick home has decramastic tiles, ask for an asbestos test to be part of the re-roof quote rather than an afterthought.

Re-Roofing in East Auckland: Local Conditions

In East Auckland we re-roof many 1950s to 1970s homes in Howick and Pakuranga, often tile to metal. On 1990s and 2000s homes around Botany we take extra care at parapets and internal gutters, where the original details can be the weak point.

Roofs in East Auckland

Suburban Howick and Pakuranga have many 1950s to 1970s homes built with concrete tile, decramastic or corrugated iron roofs. Botany and Flat Bush houses from the late 1990s and 2000s often have hip roofs in concrete or metal tile, sometimes combined with monolithic cladding, parapets and enclosed gutters. Glen Innes has a large stock of state houses, some re-roofed and others redeveloped into higher density housing with low-pitch longrun or membrane roofs, while East Tāmaki and Highbrook are dominated by large commercial and industrial roofs.

How We Handle Re-Roofing in East Auckland

New flashings are folded to suit your roof, rather than forced into standard shapes, and fixed to the NZ Metal Roof and Wall Cladding Code of Practice. That is where most leaks on poorly installed roofs begin, so we take the time to get it right.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Re-Roofing East Auckland FAQs

Why does a Botany re-roof quote spend so much time on parapets and gutters?

Because on late 1990s and 2000s homes the water usually gets in at parapets, enclosed gutters and cladding junctions, not through the sheets. A new roof only solves the problem if those details are rebuilt properly, so we price them as a defined part of the job.

Do I need a building consent to re-roof?

Replacing a roof with a comparable product in the same position is generally exempt under Schedule 1 of the Building Act, but changing material, altering the structure or replacing a roof that has failed early can need consent. We check what applies before quoting and handle the consent if one is required.

What if you find asbestos?

Roofs and fibre cement on homes built before 2000 may contain asbestos, so we test before work starts where there is any doubt. Removal of more than 10 square metres of non-friable asbestos must be done by a WorkSafe licensed removalist, which we arrange as part of the job.
