Homeowners in the North Shore usually come to us when the repairs stop working: leaks in different places, rust through the paint, slipping tiles or brittle underlay in the roof space. A re-roof deals with all of it at once, and gives you a chance to choose a new COLORSTEEL colour for the house.

North Shore re-roofs: post-bridge tiles, bay villas and coastal steel

The North Shore is largely a post-1959 suburb, and that shows on the roofs. Glenfield, Browns Bay and the East Coast Bays have a high share of 1960s and 1970s homes whose concrete tile or decramastic roofs are coming to the end of their life around the same time. For most of them a re-roof means a tile to metal conversion, with the old roof lifted, the timber checked and a lighter COLORSTEEL roof fixed over new underlay.

Devonport and Northcote Point are the older exceptions. Their 19th century timber villas usually stay with a corrugate profile, and the work is about chimneys, bay roofs and a colour that suits the street rather than a change of look.

Distance from the water decides the steel. Large parts of the bays from Devonport to Browns Bay fall within roughly 500 metres of the coast, which BRANZ maps as the highest sea spray zone under NZS 3604, so the COLORSTEEL product, fasteners and flashings are matched to the site and the washing schedule is agreed up front. Up on the exposed ridgelines of the East Coast Bays the wind raises the fixing requirements too. Further inland, Albany's 1990s and 2000s homes bring parapets and internal gutters that have to be detailed properly as part of any replacement, because that is where those houses tend to leak.

Local tip: Near the beach, budget for washing the sheltered parts of the new roof and the spouting undersides, as it is part of keeping the COLORSTEEL warranty valid.

Re-Roofing in the North Shore: Local Conditions

On the North Shore the most common re-roofs replace 1960s and 1970s concrete tile and decramastic roofs on post-bridge homes. Near the coast we confirm the exposure category so the COLORSTEEL product and fixings match the site.

Roofs in the North Shore

Devonport and Northcote Point villas mostly started with corrugated iron, and many are now on longrun corrugate. The post-bridge suburbs of Glenfield, Browns Bay and the East Coast Bays have a high share of 1960s and 1970s homes with concrete tile or decramastic roofs, which are the most common tile to metal conversions we see. Albany's 1990s and 2000s houses often combine metal tile or longrun roofs with monolithic cladding, parapets and internal gutters, where the junction details matter more than the roof sheets.

How We Handle Re-Roofing in the North Shore

We strip and re-roof in sections, checking the weather before each stage, so your home is weathertight every night. Old roofing is removed from site and recycled where possible.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Re-Roofing North Shore FAQs

Is a Devonport villa re-roofed the same way as a Glenfield tile house?

No. A Devonport villa usually keeps a corrugate profile with careful work around chimneys and bay roofs, while a 1960s or 1970s Glenfield house is often converted from concrete tile or decramastic to steel. Both get their exposure category checked before the steel is chosen.

Do you replace the spouting at the same time?

We recommend looking at it, because the scaffolding is already up and new spouting matches the new roof colour. If your spouting is in good condition we can leave it and quote it separately later.

How long does a re-roof take in the North Shore?

It depends on roof size, complexity, the material being removed and the weather. A straightforward single-storey re-roof is usually days rather than weeks. We give you a planned start and finish in the quote and keep you updated if rain changes the plan.
